Built in 2008, this modern Chicago luxury multifamily building has cast-in-place concrete walls, window assemblies and glass curtain walls. ZS was requested by the buyer to perform a façade evaluation, structural condition assessment, and water penetration testing of the window system prior to purchase of the building.

With limited time for evaluation during the Due Diligence period the ZS team had to compress the evaluation schedule and immediately prepare reports for the client. The ASTM 1105 Water Penetration Testing was performed from swing stages in near freezing winter temperatures in order to remain on schedule.

The ZS Team performed an extensive field study to identify the condition of the building envelope and condition of the building systems.

  • Performed a comprehensive field survey including the identification of distressed or deteriorated Building Envelope conditions.
  • Developed a multi-year cost of maintenance study for the building envelope.
  • Performed a comprehensive investigation and water penetration testing of the curtain wall system.
