The Fairfax building was built in 1926. Originally designed as a hotel, the building is now a residential apartment which has 70 apartment units for students and faculty.

The existing roof system was comprised of a gravel surfaced built-up system installed on the main roof, lobby roof and two (2) penthouse roofs.

ZS was retained to design and perform construction observation for the roof replacement construction while the building was occupied and functional. This work was done in phases including: field work/roof survey, schematic design, bid process and construction.

The Scope of the Project Included:

  • 100% roof replacement of all roof areas.
  • Masonry repairs at the roof level including penthouse exterior wall repairs, partial parapet reconstruction, sealant joint replacement at copings and chimney rebuild.
  • Targeted brick replacement/rebuild.
  • 100% sheet metal replacement, including collector boxes, downspouts, fixed ladders, penthouse exterior doors, and vent hoods.
  • 100%  grinding and tuck-pointing of exterior facade at indicated areas.
  • Window washing anchor design & certification.
  • Work completed with building occupied and functional.
