ZS was retained by the potential buyer of the building to perform a building enclosure condition assessment, structural condition assessment and water penetration testing of the window system prior to purchase of the building. Built in 2009, the building has cast-in-place concrete walls with single wythe brick masonry, granite panels, window assemblies and glass curtain walls.
With limited Due Diligence evaluation period and special (and high difficulty) access inspection, the ZS team had to expedite the evaluation response/schedule and prepare reports for the client within one week from receiving a notice to proceed.
The ASTM 1105 Water Penetration Testing was performed in fall/winter conditions at or near freezing temperatures.
The ZS Team performed an extensive field study to identify the condition of the building enclosure as follows:
- Performed a comprehensive field survey including the identification of distressed or deteriorated building enclosure conditions
- Developed a multi-year cost of maintenance study for the building enclosure
- Performed a comprehensive investigation and water penetration testing of the curtain wall system
- Delivered the requested services on time and on budget
