Built in 1926, the Fairfax Apartments building was originally designed as a hotel. The building is now a residential apartment building with 70 units for students and faculty.
The existing roofs were comprised of a gravel surfaced built-up system installed on the main roof, lobby, and penthouse roofs.
ZS was retained to design a roof replacement and perform construction administration as the A/E of Record for the project, while the building was occupied and functional. The project was completed in phases including: survey, schematic design, bid process and construction.
Scope of Work Included:
- 100% replacement of all roof areas
- Targeted masonry repairs including exterior wall repairs, partial parapet reconstruction, tuckpointing and chimney rebuild
- Targeted brick replacement/rebuild and sealant joint replacement
- 100% sheet metal replacement throughout all roof areas
- Window washing anchor design & certification per OSHA standards
