Built in 2009. this luxury multi-family residential building is comprised of cast-in-place concrete walls with single wythe brick masonry, granite panels, window assemblies, and a glass window wall system. ZS was retained by the buyer to perform a building envelop condition assessment, structural condition assessment and water penetration testing of the window system prior to purchasing the building.

With a limited due diligence evaluation period, the ZS team had to expedite the evaluation response, the schedule, and the report preparation one week from receiving a notice to proceed. The ASTM 1105 Water Penetration Testing was performed in winter conditions at or near freezing temperatures. All services were delivered on time and within budget.

The ZS team performed an extensive field study to identify the existing condition of the building envelope, including:

  • A comprehensive field survey, including the identification of distressed or deteriorated building envelope conditions
  • A multi-year cost of maintenance study for the building envelope
  • Water penetration testing and a comprehensive investigation of the curtain wall system
